Rivian moves into a 49,000 sf Perris building

Inland Empire Business Journal: Dedeaux Properties leased the entire 49,470-square-foot building at 18631 Seaton Avenue in Perris to Rivian on a long-term deal. Rivian will use the space for sales, maintenance, service, charging, and customer experience.

The 4.6-acre property sits on a two-building logistics campus. Ryder Logistics fully occupies the other building. Together the two buildings offer more than 300,000 square feet of yard space for trailer parking and outdoor storage. The Rivian building has 30-foot clear heights, ESFR sprinklers, 1,200-amp electrical service, 16 dock-high loading doors, 34 auto stalls, and 55 trailer stalls. It sits right off I-215.

Colliers, which represented Dedeaux, says East Inland Empire leasing activity topped 6 million square feet in Q4 2025 — the first time since Q3 2022. That's a real shift after years of record-low activity. Ben Horning, Director of Development at Dedeaux Properties, said the firm built the campus expecting tenants like Rivian to return as the market recovered.
