IE warehouse vacancy hit 7.8% in the first quarter
Bisnow: CBRE put Inland Empire industrial vacancy at 7.8% in Q1 2026, with negative net absorption of 4.7 million sf — driven by four 1-million-sf move-outs as big leases expired and tenants consolidated or left the region. Colliers tracked vacancy at 8.1%, about 53.6 million sf sitting empty across the 660-million-sf market. Asking rents have slid for roughly three years, to about $1 per sf.
The counter-signal brokers point to: leasing volume rose 45.5% from the prior quarter to 22.3 million sf, and only about 102,000 sf was delivered in the quarter — against nearly 2 million sf a year earlier. A construction pipeline that has nearly stopped is what has some brokers calling a floor.
